For owners who feel they can handle the day-to-day management of their property but need some assistance in locating and qualifying tenants, we can help. Our property marketing plan ensures optimal exposure to potential tenants and our thorough background investigation ensures qualified individuals or families for your property. We draw up the rental agreement and make sure the move-in process is smooth and problem free. Once the move-in is complete, we will forward the paperwork to you and you can take over from there!
LEASING YOUR PROPERTY
Placing quality tenants is paramount to us as this benefits everyone involved. Upon identifying a potential tenant, we conduct comprehensive due diligence to ensure positive results. Tenant screening involves running a credit report along with obtaining previous rental history, banking references, employment verification, and guarantor requirements (when applicable).
Before a tenant moves in, we conduct an inspection in order to document the property condition as a precautionary step to protect your investment. Security deposits advanced rent, pet fees, and association application fees (when applicable) are collected from the tenant prior to move-in.
MAINTENANCE & FUNDING
We work for you and are dedicated to managing your property the way you want it to be. Accordingly, you have the option of requesting that specific vendors are employed for property maintenance and repair. Otherwise, maintenance and repair services will be coordinated with our third party preferred vendor network. At Crane Reed, one of our principals is a Certified General Contractor which ensures that all repair services are being performed by licensed, experienced subcontractors.
Before we can effectively manage the maintenance and repairs necessary, you will need to fund a required maintenance account. This money is yours and is deposited into an escrow account that allows us the flexibility to make vendor payments on your behalf.
If there is an urgent maintenance issue after hours, all emergency calls are routed to our On-Call Property Manager. This person will respond with a quick solution by leveraging our network of trusted vendors. A swift response to urgent issues keeps the overall damages, and related costs, to a minimum.
You will receive a monthly statement indicating year-to-date and monthly rental revenues along with property management expenses. Your monthly cash flow disbursement check is included with this statement.
